How it works

Renting cost is simply rent over the years you stay. Buying nets your cash out (down payment, mortgage, and ~2%/yr in taxes & upkeep) against the equity you build through appreciation and paying down the loan. Assumes a 30-year mortgage; excludes closing and selling costs.

Buy cost = cash out − home equity at the end
